WaterSound: A Gated Sanctuary of Dunes and Design

If Seaside is the social heart of 30A and Alys Beach is its architectural gallery, WaterSound is its private retreat. Spread across 256 acres of some of the most dramatic coastal landscapes in Florida, WaterSound is a gated, master-planned community known for its winding boardwalks, towering sand dunes, and a quiet, “Cape Cod meets the Gulf” aesthetic.

    Maritime Elegance: The Architecture

The look of WaterSound is distinct from the pastel cottages of its neighbors. The community features a “Maritime” or “Nantucket” style of architecture:

Weathered Wood: Homes are characterized by cedar shingle siding, deep porches, and widow’s walks.

Natural Tones: The color palette consists of soft greys, tans, and blues that blend seamlessly with the surrounding oat-covered dunes.

Connectivity: Because the community sits behind a vast protected dune system, it is connected by miles of elevated wooden boardwalks, ensuring that the natural landscape remains untouched by foot traffic.

    The Neighborhoods of WaterSound

“WaterSound” actually refers to several distinct residential phases, each offering a different lifestyle:

WaterSound Beach: The original, ultra-private beachfront community south of Highway 30A. It features the iconic Beach Club and some of the most secluded shorelines on the Emerald Coast.

WaterSound West Beach: A smaller, gated enclave located just down the road, offering a similar aesthetic with a more intimate neighborhood feel and its own zero-entry pool.

WaterSound Origins: Located just north of Highway 98, this community is designed for year-round living. It features a Village Commons with a pool, fitness center, and the Origins Golf Course, a unique six-hole regulation course (or ten-hole executive course).

The Big Chill (Formerly The Hub)

Located right at the entrance of WaterSound is The Big Chill, the area’s premier destination for food and entertainment. It serves as the unofficial “town square” for the eastern end of 30A.

Dining: A collection of permanent food stalls offering everything from street tacos and burgers to local seafood.

Entertainment: A massive LED screen and outdoor stage host movie nights, live music, and major sporting events, all surrounded by comfortable lawn seating and communal tables.

    Camp Creek Lake & Nature

WaterSound is bordered by Camp Creek Lake, one of 30A’s famous coastal dune lakes. This provides a tranquil backdrop for:

Kayaking and Paddleboarding: The brackish waters are perfect for a morning paddle through the marshy edges.

Wildlife Viewing: It’s common to spot herons, ospreys, and even the occasional bald eagle in the pine forests surrounding the lake.

    Exclusive Amenities

For those staying within the community, the WaterSound Beach Club is the pinnacle of luxury, featuring a 7,000-square-foot pool with zero-entry, multiple dining venues, and private beach access points that feel miles away from the crowds of Seaside or Rosemary.
